Jessica Kuznetsov
Ms. Kuznetsov brings a wealth of experience in real estate acquisitions, development, and portfolio management to Talon Capital. Prior to joining the firm, she served as Head of Acquisition and Portfolio Management at National Realty & Development Corp., where she spearheaded a robust acquisition and disposition strategy totaling over $5 billion in real estate transactions, encompassing both individual assets and large-scale portfolios.
In this role, she oversaw the management of a diverse $12 billion property portfolio, including regional shopping malls, Class A office buildings, a significant 125-asset student housing portfolio, and a large-scale 55-asset multifamily development project. Ms. Kuznetsov’s expertise extends to all stages of the investment lifecycle, from initial due diligence and underwriting to asset repositioning and value enhancement.
Before NRDC, she held a leadership position at LSR Group, a REIT managing an $1.2 billion net leased industrial and office portfolio across Russia. Her comprehensive experience and proven track record make her a valuable asset to Talon’s acquisition and development efforts.
Riley Malenkov
Mr. Malenkov is a highly experienced capital markets professional with 6 years of experience in real estate investment banking and financial services at Sberbank in Russia, after graduating from Wharton in 2020. He possesses a comprehensive understanding of both public and private capital markets, and has a proven track record of successfully advising clients on a wide range of transactions, including direct asset/portfolio sales, recapitalizations, initial public offerings (IPOs), public bond issuances, and loan syndications.
Mr. Malenkov has completed over $15 billion of capital markets transactions, with a particular focus on cross-border capital flows. His expertise in navigating complex financial structures and fostering relationships with global investors enables him to secure optimal financing terms and maximize value for Talon’s real estate investments. He brings honed quantitative excellence and strategic insight to the firm’s capital markets initiatives.
Danny Cheng
Mr. Cheng is a seasoned real estate investment professional with over 15 years of experience in the commercial real estate industry. He has consistently delivered strong results throughout his career, successfully closing more than $25 billion worth of transactions encompassing a wide range of asset classes, including office, retail, hospitality, and industrial properties.
Prior to joining Talon, Mr. Cheng served as Co-Chief Investment Officer of Fosun International USA, where he was responsible for overseeing the company’s global investment strategy and executing large-scale transactions. He also held a key leadership position as Partner of Investments at Anbang USA, where he played a pivotal role in expanding the company’s footprint in the U.S. market. Mr. Cheng's deep understanding of market dynamics, strong analytical skills, and extensive network of relationships enable him to identify and execute strategic investment opportunities that generate attractive returns for Talon’s investors.
